Cain Bay Plantation - Berkeley County SC

By: Darcy & Dave Creaturo
Charleston South Carolina is a beautiful place that everyone wants to live in. The problem is properties are getting more and more expensive. However, If you drive just a little bit North you can still get a piece of the Lowcountry and still be close to everything it has to offer. With this in mind, Ben Gramling III, President of Gramling Brothers Real Estate & Development, looked at a wide open 4500 acre tract of land and envisioned a quiet haven of small-town community, right there in the heart of Berkeley County — just a 30-minute drive from Charleston. Close to everything, yet with room to spread out. This became what is now known as Cane Bay Plantation.Cane Bay Plantation is a master planned 10,000 home community. It will include schools, churches, a Trident hospital, an impresive trail system and a 120 acre lake. Construction of residential and commercial units are anticipated to be spread over 30 years. Cane Bay will be larger than the Charleston peninsula and Daniel Island. Cane Bay High School is currently under construction and is scheduled to open in time for the 2008-2009 school year. With a full complement of academic, vocational and athletic programs and a state-of-the-art multimedia network featuring digital projectors in the classrooms, Cane Bay High will serve 1,500 students. Cane Bay’s elementary school, currently in the design phase and scheduled to open in 2009, will sit right across the street from the high school and will match its spacious architectural design, right down to the sloped metal roof. This school’s 700 students will get a brand new facility with an educational environment that upholds the exceptional standards of the Berkeley County School District. The Charleston new home builders Centex, First Coast Homes, and Sivica Homes will join Del Webb in building the first phase of the 4500 acre site. Del Webb plans to build 1000 homes for adults 55 years and older. The community will have a resort style amenity center as well as a life style director. It is anticipated that home owners may be able to move into Del Webb homes by the winter of 2007. Centex has already begun to build homes in the $200,000+ price range. It will offer three neighborhoods named Salt Pointe, Marsh Grove and Sweetwater within it's Old Marsh Retreat Parcel. The buyer will have more affordable homes, to include Charleston Single homes in Marsh Grove and Salt Pointe with the Sweetwater neighborhood featuring larger executive style homes. Centex is also planning on building townhomes near the new Cane Bay High School. The Sivica and First Coast Home neighborhoods will share a 5000 sqft. pool and a beach area around a lagoon. First Coast has purchased 500 lots. Sivica has purchased 740 lots where homes will be built in a neighborhood called The Sanctuary at Cane Bay. Sivica Homes and FirstCoast Homes will offer plans with large porches with the Craftsman look at an affordable price. The Del Webb community at Cane Bay Plantation is their first project in the Charleston area. It is anticipated that they will have model homes finished by April of 2007 with construction of new homes starting in June of 2007. It is hoped that the first residents will be able to move in by winter 2007. Homes will range in size of between 1000 and 4000 sq ft. with 10 floor plans available. The community is open to couples in which one is at least 55. Residents will generally shop in Summerville with rather short trips to Charleston. The community will have a clubhouse, fitness center and indoor pool as well as tennis courts, outdoor swimming pool and bocce courts.
